Traveler demand for 2026 is already beginning to take shape. New traveler search data from Expedia Group offers an early look at how travel demand is forming globally, and what those signals could mean for vacation rental property managers in key markets like the United States, Australia, and New Zealand.

In late December, travel searches surged across major regions. North America saw a 20% week-over-week increase, while Asia Pacific markets recorded a 15% jump as travelers began researching trips for the year ahead (Expedia Group Traveler Insights, 2026).

Industry forecasts reinforce this outlook. Global travel revenue is projected to grow roughly 5% in 2026 as travelers continue prioritizing travel spending (Skift 2026).

These signals offer early indicators of how demand may build, where competition could intensify, and how revenue strategies may need to evolve in the months ahead.

Here are four demand signals vacation rental operators in the U.S. and ANZ markets should be watching heading into 2026.

1. Travelers Are Planning Further Ahead

Travelers are planning peak trips earlier, while last-minute bookings are still very much alive.

Searches for stays 181+ days out increased nearly 30% quarter-over-quarter in late 2025. At the same time, searches within the 7–13-day window grew 10% year-over-year (Expedia Group Traveler Insights, 2026). 

 

 

This creates a dual-speed booking environment:

  • A growing segment of travelers planning peak-season trips earlier than in previous years
  • Continued short-window activity that helps fill last-minute gaps

For revenue teams, this shift has real implications. Rates and availability for peak 2026 periods should already be positioned competitively. Operators relying solely on historical booking curves may find themselves reacting rather than leading. 

Forward-looking demand signals are becoming more important than last year’s pacing reports. This behavior aligns with broader industry signals. Even amid economic uncertainty, many travelers continue prioritizing meaningful travel experiences and higher-quality accommodations when they do book (Skift 2026). 

Similar early search momentum is visible across Asia Pacific markets. Travel searches across the region rose 15% week-over-week in late December, suggesting travelers in markets like Australia and New Zealand are also actively researching trips well ahead of peak travel periods (Expedia Group Traveler Insights, 2026). 

As booking behavior stretches in both directions, property managers are increasingly looking for ways to influence when travelers book. One way to influence booking timing is through targeted promotions.  

 

 

Last year, Vrbo data showed that properties using promotions see about 10% higher revenue and roughly 40% more bookings on average. 2. Leisure Demand and Warm-Weather Destinations Continue to Show Strength

Leisure-focused destinations — especially warm-weather and coastal markets — continue to capture strong traveler demand.

Late-year search growth was particularly strong in several U.S. sun-driven markets, including:

  • St. Augustine, FL (+115%)
  • Naples, FL (+60%)
  • Hollywood, FL (+50%)

Additionally, Fort Lauderdale entered the top searched vacation rental destinations in North America on Vrbo (Expedia Group Traveler Insights, 2026). 

Search behavior across Asia Pacific markets points to similar leisure demand patterns. Sydney, Melbourne, and the Gold Coast ranked among the most searched destinations for APAC travelers in Q4, while vacation rental searches also highlighted strong interest in Perth, Adelaide, Brisbane, and Auckland (Expedia Group Traveler Insights, 2026). 

These signals reinforce a familiar pattern: leisure-oriented, warm-weather destinations continue to attract sustained interest, especially as travelers secure spring and summer plans earlier in the cycle. Broader industry research, including Expedia Group’s Unpack ’26 report, also highlights growing interest in slower, experience-driven stays for relaxation and connection. 

For operators in high-demand leisure markets, this environment typically results in:

3. Spring and Summer 2026 Demand Is Forming Now

Demand for spring and summer travel is building much earlier than many property managers may expect. 

North American searches for spring break travel increased 25% year-over-year. Searches for summer travel (June–August 2026) rose 15% year-over-year (Expedia Group Traveler Insights, 2026). 

This suggests that peak leisure demand is building earlier than last year. 

For enterprise property management teams, earlier demand formation impacts more than pricing. It influences: 

  • Owner revenue forcasting
  • Market timing
  • Staffing and operational planning
  • Cancellation strategy

Waiting until late spring to adjust peak-season strategy may mean competing in a tighter environment.

4. Major Sporting Events Can Trigger Early Demand Surges

Major sporting events often trigger travel demand the moment key details become public. In Unpack ’26, this trend is described as “Fan Voyages,” where travelers plan trips specifically around major sporting and cultural events (Expedia Group Unpack ’26 Report, 2025).

When match schedules, host cities, or tournament brackets are released, travelers quickly begin securing accommodations in the markets where those events will take place. 

For the upcoming international soccer tournament in 2026, several North American host cities saw substantial search growth, including:

  • Kansas City (+260%)
  • Dallas (+145%)
  • Houston (+80%)

Search activity also spiked immediately following the tournament’s group stage draw on December 5. In the days that followed, searches to Boston increased by more than 1000%, demonstrating how quickly booking behavior can shift once schedules and match locations become known (Expedia Group Traveler Insights, 2026).

For property managers in event-adjacent markets, that timing matters. Sports-driven demand often begins forming months before the events themselves — and before many operators have adjusted pricing or availability strategies.

Early signals may require property managers to:

  • Review event-specific pricing thresholds
  • Evaluate minimum stay requirements
  • Revisit cancellation policies
  • Communicate updated revenue expectations with owners
